Preliminary Preparation:
1. Real Estate Agents recommend all buyers have a Full House Inspection prior to close of escrow. I recommend that the seller order a Full House Inspection and make repairs prior to putting the house on the market. This could save you thousands of dollars. Buyers over estimate the cost of these repairs and make low-ball offers, subject to your making those repairs.
2. Buyers see the outside of your home first. Most Buyers do not see beyond the clutter, shabby look of your home. Fresh paint and an attractive front door with a well kept yard can make a good impression, encouraging the Buyers to see more. Many times I have driven up to a home and the Buyers refuse to go inside.
3. If you have furniture and personal items that overpower the home could cause the Buyers to be distracted, store it elsewhere. Remember, if they can't see it, they won't buy it. However, it is important that your home is tastefully decorated showing it's best features.
4. You and your real estate broker are working together toward the same goal. Listen to your agents advise. We are working for your best interest.
